Guide
Private or communal pool makes a difference of thousands of euros a year. These are the real costs, the legal checks and what a pool earns back in rentals.
An apartment with a communal pool starts around 180,000 euro on the Costa del Sol; a detached home with its own pool from roughly 450,000 euro. For pure rental yield the communal-pool complex usually wins.
Many private pools were built without a permit. Check the deed and land registry, the building permit or a declaration of prescription, and the land classification, before you bid. We run these checks on every property.
In holiday rentals a pool is a filter guests search by. Homes with pool access book better and command 20 to 40 percent higher weekly rates in high season, on a coast with a ten-month season.
