Guide
Take over a running B&B or convert a property yourself: the purchase prices, the licences per region and the realistic numbers, all in one place.
A running B&B with four to eight rooms sells for 350,000 to 900,000 euro and earns from day one. Converting a house starts around 250,000 euro plus renovation, but the licence is never guaranteed: check zoning before you buy.
Tourism is regulated regionally in Spain. In Andalusia you register with the tourism registry, need a municipal opening licence and register as self-employed or a company. Every guest is reported to the police system.
Half the people who ask us about a B&B actually want income without a full-time job. One or two well-chosen apartments with automated holiday rental often fit better; we run our own portfolio that way.

| Biggest risk | Overpaying on pretty numbers | A licence that never comes |

A running B&B with four to eight rooms typically sells for 350,000 to 900,000 euro depending on region and condition. A property you convert yourself starts around 250,000 euro inland, plus renovation.
Each Spanish region regulates tourism separately. In Andalusia you register the property with the tourism registry, obtain a municipal opening licence and register as self-employed (autónomo) or set up a company.
Six rooms on the coast at a 90 euro average rate and 50 to 60 percent occupancy turn over roughly 95,000 to 118,000 euro a year. After costs, expect 30,000 to 55,000 euro before income tax when you run it yourself.
