After your NIE number and a Spanish bank account, you set your budget including purchase costs, then choose the area and the flat that fits your goals. An independent lawyer checks the nota simple, licences and any charges before you sign the reservation contract and pay the ten percent deposit held in escrow. Completion at the notary and land registration follow, six to twelve weeks after reservation for most resales.
New build is often 15 to 25 percent below the eventual market value, paid in stages under a legally required bank guarantee on your deposit, though completion takes longer than a home that is ready now. Whether new build suits your budget and timeline is something I work through with you.

Existing licences are not affected, but ask for the statutes and recent minutes before you bid, so you are not the one who finds out at the first meeting.
